## How is a real estate commission calculated?

A real estate commission is calculated by multiplying the sale price by the agreed commission percentage: a USD 185,000.00 sale at 5% earns a USD 9,250.00 commission. Then any applicable withholding is deducted, and the result is split among the participants according to each one's percentage.

The formula is short; the hard part is applying it the same way on every sale, with several people, several currencies and collections that arrive in parts. Below are the calculator, the step-by-step method and the most common split schemes.

## How to calculate a real estate commission, step by step

The same method works for a sale, a rental or a resale; only the price and the percentage change.

1. 1 — **Take the sale price** — Use the final closing price, not the listing price. If the sale was in another currency, calculate in that currency and convert at the end.
2. 2 — **Multiply by the agreed percentage** — Price × percentage ÷ 100. That is the transaction's total commission, before any deduction.
3. 3 — **Deduct the withholding, if any** — Some transactions carry withholdings depending on the country and the payee's taxpayer type. Your accountant sets the rate, not a general rule.
4. 4 — **Split the net among the participants** — Apply each person's percentage to the net commission. The percentages must total 100%, or someone gets paid too much or too little.

### Worked example

A USD 185,000.00 sale at 5%, with a sample 10% withholding and five participants:

The 10% is just a number for the example, not any country's rate.

## Common real estate commission split schemes

Each company sets its own in its contracts. These are the most common ones, explained in general terms:

- **Advisor and brokerage** — The commission is divided between the company and the advisor who closed the sale, under the advisor's commission plan.
- **Listing agent** — Whoever brought in the property gets a share, even without closing the sale.
- **Team leader** — The leader receives a percentage of the team's sales.
- **Collaborator** — When another advisor or company brings the client or the property, it shares the commission.
- **Franchise** — Offices operating under a brand usually pay the franchise a percentage of each commission, under their contract.

## What makes it hard in practice

With one sale and two people a spreadsheet will do. With a team, the numbers get tangled for four reasons:

- **Several currencies** — Without the day's rate stored with each transaction, the totals change every time someone checks them.
- **Many participants** — Each with their own percentage and plan: one mistyped percentage throws off the whole split.
- **Partial collections** — Knowing how much was collected, how much is left and how much to advance to each advisor means tracking every collection separately.
- **Withholdings by taxpayer type** — Two people on the same sale can have different withholdings depending on their taxpayer type, so one rate for everyone is almost never right.
