Linker Estate is a real estate ERP with ARM (Agentic Relationship Management) for advisors, brokerages, developers and master brokers in the Dominican Republic and Latin America. It brings lead capture, inventory, sales and commissions together in one place, with an AI agent (Linki) and AI sales assistants on WhatsApp.

Is Linker Estate a CRM?
It's more than a CRM: it's a real estate ERP. The CRM —leads, contacts and deals— is one part; it also runs inventory by unit, sales through to closing, commissions, collections, campaigns, the website and the team's academy.
What is a real estate ERP?
A real estate ERP is a system that runs a real estate company's whole operation in one place: lead capture, inventory, sales, commissions, collections and reports. Unlike a CRM, which only stores contacts and deals, it connects each stage to the next, from the lead to the commission collected.
What is ARM (Agentic Relationship Management)?
ARM is the evolution of CRM: a system that doesn't just record client relationships, but works them with AI agents. In Linker Estate there are three: Linki, which analyzes and suggests what to do; the AI sales assistants, which talk to clients on WhatsApp; and each company's own AI apps, such as Claude or ChatGPT, connected to its information with the same permissions.

For independent advisors, brokerages with teams and branches, developers and builders selling in phases, and master brokers distributing projects among partner brokerages. Each person on the team sees their own work according to their role: advisor, leader, manager, finance or marketing.
Sales and commissions
How does Linker Estate calculate commissions?
Linker Estate calculates every commission automatically and splits it among advisor, team leader, lister, collaborator and franchise. Each amount reaches the advisor's account statement, with what they have to collect and to pay. Withholdings follow your company's settings and each person's taxpayer type; Linker Estate keeps the books on your sales, but it doesn't replace your accountant or issue tax receipts.
Does it work for developers and off-plan projects?
Yes. It runs each project with availability by unit, typologies and delivery stages, payment plans by unit and interactive presentations. Partner brokerages can sell the inventory through Collaborations, with price, photos and availability kept in sync.
Does it work with multiple currencies?
Yes, it's multi-currency. Every property, sale and commission carries its own currency and keeps the exchange rate of the moment, and each company picks its accounting currency for totals and reports. In the Dominican Republic, the Central Bank rate updates on its own.
How do leads get into the platform?
They come in on their own from Meta Lead Ads, WhatsApp, Instagram, the website, other tools, the AI sales assistants, manual entry or import, each with its source and the ad that brought it. Fair rotation hands them out in turns among advisors, with a response deadline and reassignment.

What does Linki, the AI agent, do?
Linki analyzes the business and says what to do today: it calculates each deal's chance of closing, each sale's chance of closing formally, each property's chance of selling within 90 days and each campaign's projected cost per sale, and suggests the next action. It also answers questions about the business, in the platform or on WhatsApp.
What do the AI sales assistants do?
They serve clients on WhatsApp at any hour: they answer only with the company's own information, qualify the lead, send the payment plan, book with the advisor and write first when a client goes cold. What they don't know, they don't make up: they hand the client to an advisor.

Which languages and countries does it work in?
It works in Spanish and English; everyone on the team uses the platform in their own language. It's built in the Dominican Republic for the Latin American real estate market: it's multi-currency and withholdings are set by taxpayer type.
Is my company's information secure?
Yes. Each company's information is private, each person sees only what their role allows, administrators can sign in with passkeys and every connection is encrypted.
