Linkeres Community Guidelines and Rules

In effect since October 4, 2026

This English version is provided for convenience. If it differs from the Spanish version, the Spanish version prevails.

Linkeres is the real estate industry's social network, and it works for one reason: trust between colleagues. That trust depends on what is published being real, on each project being sold by whoever has the right to sell it, and on everyone treating each other with respect and good faith. These guidelines exist to protect that.

By creating your Linkeres account you accept these guidelines. They apply to everything you post, comment and send on the network, as yourself or on behalf of your company.

  1. Posting policies
  2. Projects
  3. Interaction policies
  4. How to report
  5. What happens when the rules are broken
  6. Appeals

1. Posting policies

Everything you publish on Linkeres —properties, projects, posts, photos and videos— follows these rules:

  • Real, available properties. Publish only what exists and can be sold or rented today. If it is sold, rented or no longer available, update it or take it down.
  • Honest price and commission. The price is the real one, and the commission you offer to whoever partners with you is the one you will pay.
  • Your own or authorized photos and videos. Use images that are yours or that you have permission to use, and that truly show that property.
  • One property, one listing. Do not publish the same property more than once or duplicate it to gain visibility.
  • Accurate details. The property type, its status and its location match reality.
  • Nothing misleading. No offers that do not exist, features the property does not have or promises you cannot keep.
  • Owners' and clients' personal data is never published. Their names, phone numbers, documents or any data that identifies them stay out of your posts and comments.

2. Projects

A project —a tower, a residential complex, a development off-plan or under construction— is listed on Linkeres only through whoever has the right to market it. That is why, when you publish a project, we ask you for one of these two documents:

  • An exclusive marketing agreement signed with the project's builder or developer. A generic collaboration agreement does not qualify.
  • A document proving ownership of the project, if you are the builder or developer.

The document is reviewed automatically and, when that is not enough, by our team. Meanwhile the project stays In verification («En verificación») and is not shown on the network; it appears as soon as we approve the document. If we cannot verify it, you can send another one.

Resales and individual properties are not subject to this verification.

Claiming a project

If you are the builder or developer of a project someone published without your permission, use Claim project («Reclamar proyecto») on that listing and attach a document proving the project is yours. Our team reviews the claim and, if it is upheld, the project is taken off Linkeres.

3. Interaction policies

  • Respect. Treat others as colleagues, also when you disagree with them.
  • No harassment, discrimination or insults. Not in posts, not in comments, not in messages.
  • No spam. Do not send mass or unsolicited messages, or post the same thing over and over.
  • To someone who does not follow you, a request first. If you write to someone who does not follow you, your message lands in their Requests («Solicitudes») and not in their inbox, and you can send them at most two messages until they accept. The same goes for you: a message from someone you do not follow is yours to accept, delete or report.
  • Contact details, only for what they were shared for. A phone number or an email you get on Linkeres is used for the purpose it was given to you: do not add it to broadcast lists, sell it or pass it on.
  • Collaborate in good faith. When you list or sell a property in collaboration, honour the agreed commission.
  • Your colleague's client is respected. Do not try to take the client of whoever shared the property with you, or go around whoever published it to close on your own.
  • No fraud or impersonation. Do not pretend to be another person or company, or use Linkeres to deceive anyone.

4. How to report

If something breaks these guidelines, use the Report («Reportar») option you will find on properties, posts, comments, profiles and messages. Choose the reason and, if you like, add the details that help us review it.

We review every report against these guidelines and, when it applies, act as the next section explains. Your report is confidential: we do not tell the person reported who reported them.

Reporting is for looking after the network, not for attacking a colleague or a competitor. Misusing reports in bad faith is itself a breach of these guidelines.

Automatic review

Besides reports, we automatically review posts, comments and the properties shown on the network —their text, photos and videos— against these guidelines, along with the first messages someone sends to a person who does not follow them. We look for spam, attempts to obtain codes, passwords or bank details, scams, offensive language, sexual content, harassment, violence and other breaches of these guidelines.

Conversations you have already accepted, and messages between people who follow each other, are not reviewed automatically: there, your report is what counts, with Report («Reportar»).

If content clearly breaks these guidelines, it may be hidden right away while our team reviews it. Whoever published it can still see it and gets a notice. Our team either confirms the decision or shows the content again; if you think it was a mistake, write to us as explained in Appeals.

5. What happens when the rules are broken

Content that breaks these guidelines is hidden or taken off the network. On top of that, every breach we confirm counts against your account as a person, not just against the profile you published with. What happens depends on how serious it is and on how many breaches your account has had in the last six months.

How serious it is

  • Serious: trying to obtain codes, passwords or bank details, scams and sexual content.
  • Moderate: harassment or discrimination, publishing a project without authorization, fake listings and mass spam.
  • Minor: offensive language, isolated spam, duplicate listings, misleading prices and other breaches of these guidelines.

What happens

As breaches add up, the consequences step up:

  1. A warning, for a first minor breach.
  2. A short restriction: for 24 hours you cannot use what was affected —publishing, commenting or sending messages.
  3. A long restriction: the same, for 7 days.
  4. A restriction on all three: for 30 days you cannot publish, comment or send messages.
  5. Your account is deactivated on Linkeres.

A serious breach, or repeated breaches, deactivate your account on Linkeres. Repeating the same kind of breach several times moves you through these steps faster, and we are stricter with accounts created in the last 7 days.

While you are restricted

You can still use the rest of Linkeres: read, browse and do everything that is not restricted. Linkeres tells you what is restricted and until when.

If it was a mistake

If our team concludes a breach was a mistake, it is cancelled and the restriction it caused is lifted. To ask us to review it, write to us as explained in Appeals.

6. Appeals

If you believe we took down or hid content, or restricted or deactivated an account, by mistake, write to us at community@linkerestate.com from your account's email, tell us what happened and what you would like us to review. We take another look at the case and get back to you.

Changes to these guidelines

We may update these guidelines. When we do, the effective date shown above will change. If you keep using Linkeres after a change, you accept the updated guidelines.

These guidelines complement Linker Estate's Terms and conditions and Privacy policy.
